Each island has its own personality. Key Largo offers convenience and easy access to Miami. Tavernier has wonderful neighborhoods and great boating. Islamorada is known as the Sportfishing Capital of the World with incredible restaurants and luxury waterfront homes. Marathon offers more inventory and family-friendly neighborhoods, while Key West has its own vibrant culture unlike anywhere else.

One of my favorite things to do is help clients figure out which community fits their lifestyle—not just their budget.

Rental rules vary dramatically between neighborhoods, municipalities, and condominium associations. Some properties allow weekly rentals, others monthly, and some prohibit short-term rentals altogether.

Because many buyers hope to offset ownership costs with rental income, I always verify the current rental regulations before you make an offer.

Most waterfront and many non-waterfront homes in the Keys require flood insurance if you’re financing the property.

The good news is that not all flood insurance costs the same. Elevation, construction type, and recent FEMA rating changes can make a significant difference.
